SJ Berwin Act for Brixton in the Acquisition of the Heathrow Estate

Thursday 24th October 2002

SJ Berwin partner, Jon Vivian, assisted by Matthew Priday and Helen Sills, acted on behalf of Brixton in the acquisition of The Heathrow Estate, Heathrow from Haslemere Estates at a consideration of £46.5m.

The Estate is one of the key industrial estates at Heathrow and very much complements the consolidation of Brixton's holdings at Heathrow. The deal proceeded to an exchange and completion in less than two weeks from the initial instruction. Jon Vivian commented "this transaction is continuing evidence that the investment market for prime stock is alive and well". Caroline Maude of Nabarro Nathanson acted on behalf of Haslemere Estates.

Notes:

SJ Berwin have also acted for Brixton recently in:

  • The letting of Unit 2 Greenford Park, Greenford, Middlesex to Office Holdings Limited, for whom David Young of Amory Glass acted. The shoe retailer has taken 32,868 square feet of space on a 20-year lease at an initial rent of £312,246 (£9.50 per square foot). SJ Berwin have now acted on behalf of Premier Greenford in the letting of a number of units in this part of BrixtonÕs Greenford estate as part of the ongoing legal work in relation to the development of this site owned by Brixton in their limited partnership with Henderson.
  • The disposal of two properties at Brunswick Industrial Park, New Southgate, and Tanners Drive, Milton Keynes to Pearl Assurance plc for a total consideration of £51m. In addition, Brixton has also been granted a call option to purchase Pearl's 50% interest in the Premier Greenford Limited Partnership, which is a limited partnership previously entered into between Brixton and Pearl.
  • The acquisition of the Halton Cross Centre, Heathrow, from British Airways. The £1.65m acquisition proceeded to completion within a week of SJ Berwin receiving instructions and is further evidence of Brixton's consolidation of their land holdings in the Heathrow market.
  • SJ Berwin have also advised Brixton in connection with the acquisition of the Penguin Books site, also at Heathrow, for £26 million and the Brixton/Equiton industrial partnership in connection with a £90 million syndicated facility from HSBC and three acquisitions for the fund.
