SJ Berwin LLP Advises The Crown Estate on Property Swap with Derwent Valley

Corporate and commercial law firm SJ Berwin LLP has advised The Crown Estate Commissioners on the completion of a property swap with Derwent Valley Holdings plc.  Through this, The Crown Estate has acquired the leasehold in Morley House, 314-322 Regent Street, London W1 for £17.5 million and sold its freehold interests in Riverwalk House, 157-166 Millbank SW1 for £13 million and in Argosy House, 215-217 Great Portland Street, W1 for £1.65 million.  Derwent Valley received a balancing payment of £2.85 million.

Morley House totals just over 40,000 sq ft of offices and retail premises on Regent Street and is multi-let, producing a current rent of £1.14 million per annum.  By the deal, The Crown Estate has brought a property in its core Regent Street area under direct control.
