First Real Estate Deal out of SJ Berwin's Paris Office

Corporate and commercial law firm SJ Berwin's Paris office has completed its first real estate deal since the appointment of partner Ann Ly Ky earlier this year to spearhead the firm's European real estate offer.

American fund: AMB Property L.P., nominated in the US as Logistic REIT of the year (2004) has acquired a 269,100 sq ft (25,000 sq m) distribution warehouse at Saint-Quentin-Fallavier in Lyon, on a 645,840 sq ft (60,000 sq m) site, with LDLC.com as sole tenant for  the building.

Under the terms of the agreement, AMB will build three additional buildings on the site, totalling 1,076,400 sq.ft.  (100,000 sq m.)

Ann Ly Ky of SJ Berwin advised AMB, assisted by real estate associate Sarah Kreplak-Durand, with Maitre Leuflen, Notary in Lyon advising the vendor and developer GEPRIM (subsidiary of Nexity).

Agents were Sirius Asset Management and Jones Lang LaSalle.

Ann Ly Ky commented, "Given the importance of the construction rights - to build 100,000 sq m - this was a big transaction and we are pleased to get our first Paris real estate deal off the ground.  International funds are increasingly targeting the French market place and we now feel well placed to cater for their needs."
